Conduct a comprehensive review of all physical, legal and jurisdictional attributes of the community, identify current and future market demand by customer and product preferences, assess stakeholder relations and review strength of the community brand.
At the conclusion of the Assessment, Barker Street will provide full documentation of the current “as built” condition of the community and recommend proceeding with either Stabilization or Re-positioning of the community to meet current or proposed financial goals and to reconcile the opportunities and obligations of the property.
Stabilization
If stabilization is required, a detailed plan will be developed to identify and prioritize at-risk areas including entitlement vesting, lands held in reserve, environmental exposure, marketing and builder strategies, with a schedule and budget established for engagement.
Re-positioning
If changes in market or economic conditions warrant a key change in direction, the Re-positioning of a community will involve establishing sustainable project planning principles to guide future place making and product mix, and a strong differentiated community brand.
These planning principles, in concert with the project goals and objectives, will establish the parameters of a refined community master plan aligned with market and consumer needs, and position the community to maximize the potential for success. The refined master plan may include recommendations for changes in land planning, product mix, entitlement, development phasing, brand identity, and community programming
